The Pizzuti Companies is pleased to announce that construction has begun on 875 North High, the former site of the Grandview Mercantile. The start of construction coincides with the developers signing a lease agreement with Industrious, the largest premium workplace provider in the U.S., and the first tenant for the building.
Building on the success of their offices at The Joseph where they have 100 percent occupancy, Industrious has leased an additional 30,000 square feet at 875 North High and will occupy the third and fourth floors of the building. Recognized for its premium flexible coworking offices, Industrious properties feature beautiful workspaces with a focus on hospitality.
“Columbus has proven to be an attractive business hub, and we are excited to expand within the vibrant Short North area. The art, retail, and nightlife in the neighborhood has drawn companies, and we want to be there to help them grow,” said Katharine Lau, Senior Director of Real Estate at Industrious. “It is a natural extension of the national network we want to cultivate, and Pizzuti Companies is a great partner for us to help deliver the best possible day at work to our clients.”
“With this lease, Industrious will more than triple their footprint in Columbus and we couldn’t be more thrilled,” said Phil D. Rasey, Vice President of Development for the Pizzuti Companies. “Our partnership with Industrious enables us to creatively design and deliver a much needed flexible office environment to the market.”
The project includes 45,000 square feet of Class A office space, of which just 15,000 square feet remains available. Creating an experience that is unique to 875 North High, offices feature open floor plans, floor-to-ceiling glass windows and are highlighted by unique outdoor spaces designed for the exclusive use of the tenant. The office space includes a 75 percent, 10-year tax abatement.
The ground-level of 875 North High includes 12,000 square feet of retail space, which will run along High Street and West First Avenue. In addition to an unparalleled location, the development will include 36 underground parking spaces as well as six surface spots dedicated to retail use, providing easy, in-and-out access.
“We continue to have great dialog with unique local and national retailers, and are anticipating exciting leasing news very soon,” added Rasey.
The office and retail project is part of an overall initiative, which includes the development of luxury apartments and the redevelopment of North Wall Street. Located at 40 West First Avenue, the six-story, 100-unit multi-family project includes 123 structured parking spaces. Groundbreaking for the apartments is planned for later this year.
“The mix of first-class office space, luxury apartments and a combination of top local and national retailers will make the new development at First Avenue and High Street a premier place to live, work and play in Columbus,” said Joel S. Pizzuti, President of the Pizzuti Companies. “We are thrilled to participate in another project that enhances the Short North’s reputation as a leading destination in the Midwest, and we look forward to being a part of the community for years to come.”
