The Pizzuti Companies has revised its plans for a proposed mixed-use development in the Short North arts district.
The project on the site of the Grandview Mercantile building, 873 N. High St., will feature a 10-story Class A office/retail building to satisfy a growing demand for such space and a well-positioned parking garage to serve office and retail users as well as the public after business hours and on weekends.
The refined proposal, to be presented to the Victorian Village Commission Aug. 11, includes 12,600 square feet of ground-floor retail space along North High Street with five floors of office space totaling 81,025 square feet above a four-level, 164-space parking garage. The office/retail building will include retail incubator space intended to allow local and national retailers to test and refine their business concepts.
Pizzuti officials noted that feedback received in neighborhood meetings played a role in the creation of the revised development plan.
“We listened to the community and responded to their concerns about height and density,” said Joel S. Pizzuti, president of The Pizzuti Companies. “Additionally, we considered the positive impact that additional office space in the Short North will have on the City and local businesses.”
“We believe the inclusion of the office component makes for an outstanding project,” Pizzuti added. “The scale of the development will complement the surrounding area while serving to further activate one of the City’s most vibrant, attractive neighborhoods.”
Sharon O’Brien, owner and operator of Grandview Mercantile which remains open for business, said the new Pizzuti development will be an asset to the neighborhood.
“I’m pleased to be a part of this exciting development,” O’Brien said. “I believe the development will draw visitors further into the business district while providing much-needed parking relief.”
As originally proposed in June, the project included residential and retail uses in a new 12-story building. The original proposal included a total of 107 parking spaces.
