Pizzuti Breaks Ground on 1,090,000 Square Foot Speculative Industrial Warehouse in Central Ohio

Construction has begun on a speculative industrial building in West Jefferson, Ohio.

 The Pizzuti Companies and their partner, West Jeff Partners, LLC, have broken ground on a new 1,090,000 square foot speculative development in West Jefferson, Ohio. The facility will be located at the firm’s industrial park, West Jefferson Logistics Center, conveniently located off Interstate-70 with direct access to major highways including US Route 42 and US Route 40.

“In recent years, the strength of Central Ohio’s market has driven large-scale, build-to-suit projects to West Jefferson. Companies such as Amazon, Target, Restoration Hardware, FedEx Freight, Ace Hardware, Kellogg, and Medline have chosen the area for their distribution and fulfillment centers,” said Joel S. Pizzuti, President for The Pizzuti Companies. “As we continue to observe the growing demand and increasing maturity of the market, we believe the location is prime for speculative development.”

Located approximately 20 miles west of downtown Columbus, West Jefferson Logistics Center 1 will be one of the largest speculative developments in West Jefferson. The development will include dedicated public roadways and utility extensions that will assist the Village of West Jefferson to bring additional jobs and investment opportunities to this area.

In building features are designed to accommodate large e-commerce companies and will feature 40-foot clear height, up to 211 dock doors, up to 320 trailer parking spaces, an ESFR fire suppression system, and LED lighting throughout the warehouse. The Class-A industrial park features a 15-year, 100 percent real estate tax abatement, and expansion to include a second 750,000 square foot building.

Construction has begun and the facility is expected to be completed in Q2 2022.
